What does "WARRANTY DEED WITH ASSUMPTION" mean?

Clarification by mas
Should I leave my house if grantor has said to leave in 40 days but there is no contract that specifies and only partial pmt was given to me grantor states that I will get the rest of the money when I turn in my keys.
